Robert C. Warren, III has been managing income property portfolios and businesses for over 30 years. He has directed on a national basis the management of over 25,000 multifamily units, more than 10 million square feet of commercial and retail space, over 75 limited and full-service hotels and motels along with business operations including restaurant, lounge, manufacturing and retail sales. He has a proven track record in property evaluation and re-positioning, budgeting, forecasting, and asset maintenance and preservation He holds a Masters’ degree in Business Administration and is a certified Property Manager (CPM®).

Kyle C. Warren is an experienced property manager in association and commercial management and also brings his over 30 years experience in Information Technology and communications systems to bear on all operations of the company. Kyle also produced the pioneering and nationally known webcast “The National Property Management Roundtable” for several years that was hosted by the late Bob Warren. The “Roundtable” brought together leaders in property management from all over the country to discuss issues and lend their expertise to help improve all aspects of our industry.

Patricia Sheehan holds her Masters in Business Administration from RedlandsUniversity and has been actively involved in commercial real estate management and leasing for over 30 years. Ms. Sheehan is an expert in property analysis and investment modeling and holds designations including Certified Property Manager (CPM®), Real Property Administer (RPA®), and Certified Commercial investment Manager (CCIM®)
Bo Jones
Bo Jones joined IPS in 2005 and currently oversees the institutional multifamily portfolio throughout the United States. He possesses a degree in Business Entrepreneurship and Real Estate Management from California State University Fullerton, College of Business and Economics. He has a hands-on level of expertise in commercial and multifamily operations, with an emphasis in forecasting, property repositioning, construction management and the execution of intricate and challenging business plans. In addition to operations, Mr. Jones works closely with PropTech vendors on implementation and product rollouts and as such is familiar with the innerworkings of the major management software’s as well as major web-based technology offerings industry wide.

With a 25-year history with the firm, Jennifer provides all our team members with a wealth of company experience and an essential understanding of company mission, culture, and values. She oversees all aspects of corporate administration and finance, payroll, workplace organization, and company standards. She provides to our executive team a strategic and tactical support that is critical to the effective operations of the company and the services it delivers. Jennifer is the “Rockstar” of our day to day operations!
Jennifer Clenard
Jim Kotman was an outstanding addition to the IPS team in 2019! He is directly involved with establishing policies and procedures for the operations of the IPS accounting department and oversees the integration of property management software reporting structures with our overall accounting service for our clients. He leads the overall accounting mechanisms of the assests we manage, systematizes cash management and has overall responsibility for organizing and delivering the detailed financial information needed to ensure effective management of each property.

Swanola is a 22-year veteran of the tax credit multifamily industry and a published author on the subject. Swanola especially leads the management of the LIHTC operations in the firm. She is directly responsible for the daily operations of all tax credit assets and site level property management teams Having begun her career in this specialized area of housing, she is passionate about responsive resident services and excellence in property operations. She is a Certified Apartment Portfolio Supervisor (CAPS) and a Certified Public Housing Manager (CS-PHM).

With nearly 20 years in human resources management, Marisa brings a substantial level of expertise to the IPS team. With HR certifications from the Society for Human Resource Management, a Senior Professional designation from HRCI, and a Bachelor of Science degree from California State University, Long Beach, with a certification in Human Resource Management, Marisa gives IPS a proven leader in recruiting, benefits administration, and workers’ compensation management. She is our central resource in working with the ever changing state and federal regulations and practices, and is the key to effectively managing our most important asset – our people!

Annan Gu received her Master of Professional Accountancy from the UC Irvine, Paul Merage School of Business and has a strong background in accounting. Through Annan’s leadership and ability, our accounting department achieves consistantly high levels of performace and results for our clients. She is versed in loan administration along with monthly GL processing and cash flow projections including full accrual accounting and reporting.

Sherry Randall is an accomplished regional property manager with degree in management and computer information systems from Stephen F. Austin University. She has an in-depth knowledge of operations, leasing, finance, marketing, maintenance management and customer service and is experience in the management of conventional, tax credit, section 8 and student housing properties.

Jenny has a 20 year background in management of residential, commercial and mixed use properties. She has a proven ability in asset repositioning and leasing and is familiar with asset management, leasing, lease administration and loan evaluation and administration.
Todd Edwards, Operations Coordinator
Todd Edwards joined IPS in early 2017 after over 10 years of experience in logistics and data analysis from within the Real Estate and Financial Services sectors. Todd’s background aids him in his role as the Operations Coordinator at IPS whereas he is responsible for asset roll-outs, onboarding, corporate training and compliance, customer service training and vendor management. He also leads the firm’s due diligence services and service team
Margot Garcia, General Manager – Los Angeles Office
Margot joined IPS in 2020, after 17 years of experience in operations from within the commercial real estate sector. Margot operates the IPS downtown Los Angeles office with primary responsibility for management of high rise commercial office accounts and supervision of the management and operations teams for those locations. With over 20 years real estate operations history in the city, Margot is a member of the board of directors for the LA Fashion District Business Improvement District (BID).
