Effective management of associations (both community & commercial) is key to maintaining a strong financial foundation and reducing long term expenses. While Investors’ Property Services, over the last 39 years, has managemed a wide range of properties from multi-family to hospitality and commercial centers and office buildings, our property managers are keenly aware that homeowners associations are unique and require a special quality of management skills to facilitate smooth ongoing operations. Each supervisor has a minimum of five years of experience in the property management industry. Though the specialties of each are varied, the commitment to meeting the challenge of responsibilities, exceptional organizational skills, the ability to quickly address deficiencies and the solid experience in turning around any type of property are qualities they all share. Our accounting staff are also experienced not only with the creation of the various financial reports each month for your community--but also experienced in dealing quickly and professionally with the homeowners of your community if and when the need arises. COVID-19 has demanded that assocaitions adapt in several key ways. One of the most important changes is how association boards meet to conduct the business of the community. Therefore, in addition to in person meetings, we offer both video conferencing solutions as well as conference call access at no charge to the assocaition to ensure timely and effective meetings. Our other association services include but are not limited to the following: * On-going communication with board members, * Oversee landscaped common areas and conduct on-site inspections, * Review vendor completed projects or work in progress, * Set in motion a management plan to improve maintenance and operations, * Timely response to association member requests, * Investigate complaints and take appropriate action to resolve, * Enforce association rules and regulations through direction of board members, * Monitor & collect all association dues, * Obtain bids and provide vendor recommendations to board of directors. * Prepare specifications and contracts for services and supplies. * Establish and monitor schedules for regular maintenance of common areas. * Maintain equipment inventory for project, if applicable. * Provide 24-hour emergency phone service. * Prepare detailed financial reports for review by the Board of Directors * And Much More! We provide experienced property management including oversight of community aspects such as monitoring and collection of association assessments, landscaping, architectural issues, vendors, repairs and more.. We coordinate in timely manner with the Association’s counsel where collections or other legal matters are concerned. We provide 24 hour emergency phone response We assist the Board of Directors in fashioning a effective operating budget. We have a licensed contractor on staff who can provide expert advice. We maintain a five million dollar general liability policy, a two million dollar workers' compensation policy, a one million dollar employment practices policy, a one million dollar errors and omissions policy, and a $600,000 fidelity bond.
