Management and Supervisory
Regular on-site inspections Supervision of all on-site personnel and creation of site level job descriptions Creation of annual budget and management plan Quarterly meetings with owner representative (if applicable Establish and monitor schedules for routine and preventative maintenance Provide 24 hour emergency phone service Generate and execute work orders Maintain equipment inventory for project as appropriate On-going communication with tenants Timey response to tenant requests Investigation of any tenant complaints and appropriate actions to resolve Enforcement of property rules and regulations Monitor and collect all rental income due and initiate appropriate action for unpaid rents and incomes Negotiate all vendor contracts Prepare specifications and contracts for services and supplies |
