Management and Supervisory
Regular on-site inspections
Supervision of all on-site personnel and creation of site level job descriptions
Creation of annual budget and management plan
Quarterly meetings with owner representative (if applicable)
Establish and monitor schedules for routine and preventative maintenance
Provide 24 hour emergency phone service
Generate and execute work orders
Maintain equipment inventory for project as appropriate
On-going communication with tenants
Timey response to tenant requests
Investigation of any tenant complaints and appropriate actions to resolve
Enforcement of property rules and regulations
Monitor and collect all rental income due and initiate appropriate action for unpaid rents and incomes
Negotiate all vendor contracts
Prepare specifications and contracts for services and supplies
     
 
Administrative
Administration of tenant leases and insurance requirements
Prepare on-time monthly narrative and financial report
Report all unusual problems to owner, including any expense disputes, major potential lawsuits, required government approvals, etc.
Respond promptly to safety/insurance loss control surveys and report any claims.
Enforce collection & delinquency policies & procedures
     
 
Financial
Prepare detailed monthly financial statements, including: Income Statement,
Balance Sheet, Budget Variance Report, Rent Roll, Delinquency Report, Income Register,
Deposit Register, Expense Register, Payables Register, and General Ledger.

Review budget and budget performance, as required
Payment of vendor invoices and expenses from property receipts
Maintain separate bank trust accounts; reconcile each month
     
 
Leasing & Marketing
Negotiate and renew tenant leases in accordance with Owner approved guidelines
Screen prospective tenants by reviewing credit and financial information
Prepare quarterly comparative rental market survey reports
Use all reasonable efforts to maintain full occupancy of property
     
 
Construction and Maintenance Services
Investors' Property Services is a licensed California general contractor. Such background and experience allows us to  provide a wide variety of construction services to our clients including:

Hourly maintenance for managed projects.  The company employs a team of experienced and skilled maintenance workers that are able to respond on an hourly basis to treat a variety of plumbing, electrical and project specific general repairs – often at a cost lower than alternative vendors.

Project Rehabilitation - the company has a broad experience in rehabbing multifamily and hotel/motel units having been involved in over 4,000 rehab units including redesign and modernization of kitchen, installation of laundry facilities and redesign of exteriors and landscaping.  We also provide construction services for single major repairs or property improvements.

Construction Supervision  - Because of its direct construction and property management background, Investors' Property Services is uniquely qualified to oversee other general contractors during any construction or rehabilitation project.  It is familiarity with construction draws, lender inspections, and documentation of the overall process gives it the background to function effectively as a client resource when building upgrades or major repairs are undertaken
